However, if you don’t need your roof replaced yet and your ceiling has caved into your living room from water damage, then these are the things you should do to make sure insurance covers your roof replacement:

  • keep up with mainenance using a certified roofing contractor
  • Don’t let your shingles stay on your roof longer than the recommended time. If you have 20 year shingles, don’t wait til the 25th year to replace the roof. Insurance companies don’t like that.
  • If you need repairs done on your roof, get them done in a timely manner by a certified roofing specialist, not your brother-in-law who looked up a video on YouTube on how to repair or patch a roof.
  • If you notice a leak, get it fixed immediately.
  • After a storm get your roof inspected for damage by a registered, reliable roofing company

These are all things you can do to help ensure that your homeowners insurance will pay for your new roof when it comes time to replace it.

What if you have a newer build?

Get your roof inspected within the first year of moving into your home by a certified roofing specialist. Most new homes have a 1 year builders warranty and if your inspection results in needing repairs those repairs are covered by your new home warranty and you won’t have to pay your insurance company to have it repaired. We recommend getting an inspection done before you move in but after the house is completed.
